Terms & Condition:
1. Application for allotment of plots should be made on the prescribed application form duly signed by the applicant along with the Earnest money and 2 (two) passport size photos.
2. Available size of the plots are 2.5, 3 and 5 katha. One can buy plots by one time full payment or by installment.
3. In case of by one time full payment 15% discount is applicable.
4. On acceptance of an application, the company will issue an allotment letter to the applicant on the receipt of which the applicant/allottee shall start making payment as per the schedule of payment and a Provisional Deed of Agreement will be issued.
5. Payment of earnest money or installments shall be made by Bank Draft of Pay Order against which respective receipts will be issued. No personal cheque is allowed.
6. Bangladeshis residing abroad may remit payments in foreign exchange by TT of DD.
7. In case of one time full payment the remaining money have to be paid within 90 days. After being adjusted full payment plot will be handed over and registration process will be started.
8. After handed over the plots a Social Welfare Society has to be established in the project for social development. Every plots owner have to be a member of this society. A Welfare Fund has to be arranged for maintaining society expenditure and every body has to be contributed in fund.
9. Payment of installments and all other charges are to be made on due dates. Delay in payments beyond the due date will make the allottee liable to pay a delay charge of 10% per 30 days on the amount of payment delayed.
10. If the payments are delayed beyond 90 days, the company shall have the right to cancel the allotment without notice to the allottee. In such an event the amount paid by the allottee will be refunded after selling it to another party.
11. The possession of each plot shall be duly registered over to the allottee on completion and on full payment of installments and other charges. Till then the possession will rest with the company.
12. The allottee will pay stamps duties, registration fees, value added tax, documentation charges and other miscellaneous taxes and expenses to be incurred in connection with the deed of conveyance (Sales Deed). Only the actual sums shall be charged.
13. Upon registrations, the plot owner can buy more than one plots and may can change the plots area by applying.
14. If any body wants to change the name of owner, he/she can do it by paying 25,000/- taka.
